The Valley's of Thornhill and Patterson, Vaughan Neighbourhood

One of the most desirable and hottest areas in Thornhill and Vaughan right now is the area of Patterson.  This area mosly consists of the section known as Thornhill Woods.  The houses in this area that you will find consist of two storey detached, 2 storey semi-detached and many 2-storey and 3-storey townhomes and townhouses.  The area first started to be developed by Highway 407 on the West side of Bathurst Street and has grown all the way past Major Mackenzie all the way to Teston Road.  For the most part the Western border are the GO Train tracks that run North all the way to Barrie.

Patterson has many great public day schools, catholic schools and many private day schools including the Jewish Day school system.  The area is well served by many parks and green space due to creeks, ravines, and other natural formations, as well as the Jewish Community Centre which was opened in 2011.  This community centre is the focal point of the area now, with its community centre as well as many day schools that surround it.

There is quick and easy access to the Highway 407, which in turn can take you to Highways 404 and Highway 400 in order to get into the city or you can head West all the way on Highway 407 to Oakville.  There are many local transit options through York Region Transit and the VIVa bus lines.

There are many plazas also in the area for shopping.  At the corners of Bathurst Street and Rutherford Road there are 3 strip plazas which include a Longo's, Sobey's, banking institutions, coffee shops, restaurants, and other stores, and if you can not find what you need there, you can go down the street to Hillcrest Mall where all the stores you need are there.  The other main plazas are on Dufferin Street at Rutherford Road which has a No Frills, and other stores, and then up at Dufferin Street and Major Mackenzie Drive there is a larger plaza housing a Metro grocery store as well as many other local and franchise stores, and then on the other side of Dufferin Street there is a Walmart and a Lowes.  It is only a matter of time before you see the local Target store spring up.

Below you will find a table showing the range of prices that will take a typical buyer to get into the market in the Patterson area.  Most of the homes have been built in the past 10 years with all of the homes being built no earlier than the turn of the century.  The market is very compeititve and while townhouse and semi-detached homes trade a lower value, a detached home depending on the size of the lot as lots start at around thirty feet wide and go up to fifty feet wide generally with some reaching sixty feet wide will typically go upwards of well over one million dollars.  The market during the spring time is the hottest with multiple offers for the prime properties taking place as this is a very family oriented neighbourhood and has so very much to offer.

The last few years of sales prove that this neighbourhood is hot and will stay hot.  With the a strong Orthodox Jewish community needing to be close to the syagogues, and with the types of homes that people crave these days, there is nothing stopping the prices from continuing to rise. 

The boundaries for the area are a little haphazard, but for the most part it is Bathurst Street on the East side, Highway 407 to the South, and the North end goes up to Teston Road between Bathurst Street and Duffering Street and then comes back down to Major Mackenzie Drive west of Dufferin Street, and the West border are the GO Train Line.
